Emily B. Sullivan
Real Estate and Land Use Attorney
Emily is a real estate and land use attorney with a growing practice focused on zoning issues, regulations, real estate development and acquisitions, and commercial landlord-tenant matters. She assists clients with drafting and negotiating purchase agreements, reviewing title examinations, and addressing title-related concerns.
In real estate development, Emily helps clients navigate regulatory approvals and permitting processes with government agencies and municipal boards, supporting them through each phase of their projects.
Emily further advises on landlord-tenant matters, including drafting and negotiating leases and assisting landlords with tenant-related issues such as lease amendments, claims, and collections.
Prior to joining Ward and Smith full-time, Emily served as a summer associate with the firm, following her judicial internship with the Honorable Chris Dillon of the North Carolina Court of Appeals.

I would most like to live in Morehead City, North Carolina. It is my hometown, and I love visiting the beach all year long.
I grew up traveling with my parents, and we have been able to visit six of the seven Modern Wonders of the World. I was also able to spend a semester abroad in Nairobi, Kenya, where I loved learning about the culture and enjoying the incredible wildlife.
I am an avid runner, and my current (unrealistic) goal is qualifying for the Boston Marathon.
The best part of Ward and Smith is all of the amazing people that I get to work with! Being here truly feels like a family.
