Don’t Paste the Attorney’s Letter Into ChatGPT: What HOA Boards and Managers Need to Know About AI and Legal Privilege
March 4, 2026
Ward and Smith has maintained a full service, state-wide Community Associations Practice for years, and we pride ourselves on helping our communities navigate association laws and resolve disputes with ease and unparalleled skills and experience.
With more people choosing to reside in a community association of some sort, coupled with the explosive growth the Triangle is experiencing, it’s now more important than ever that association boards of directors choose reliable and responsive legal representation. We are pleased to introduce our Triangle Team to meet that need.
The Triangle Team works hand-in-hand with new and established condominium, townhome, and single-family associations, as well as commercial and mixed-use community associations, in Raleigh, Durham, Chapel Hill, and surrounding areas, such as Mebane, Cary, Apex, Pittsboro, and Morrisville.
“The management of planned communities and condominiums has changed a lot over the years,” stated Adam Beaudoin, Community Associations Practice Co-chair. “Associations have a lot of control and power over their affairs, but that control and power are subject to numerous laws and internal governance, and it is critical that these associations stay true to that authority. Straying from that almost always creates friction within a community, especially in newer communities.”
We draw on our significant experience in business, real estate, zoning and land use, creditors’ rights, environmental, and litigation to provide guidance on various day-to-day matters and create and implement effective long-term solutions for our clients.
“Our Triangle Team is positioned strategically to help associations proactively and preemptively minimize some of the conflicts communities may experience,” remarked Allen Trask, Community Associations Practice Co-chair. “But in cases where litigation is the only dispute resolution, then our attorneys will leverage their talent and experience to zealously represent the best interest of the association.”
